House Rules & Guest Policies

Please read these policies carefully before and during your stay. By confirming your booking, you agree to abide by these terms.

Check-In & Check-Out

  • Check-in time: 2:00 PM
  • Check-out time: 11:00 AM
  • Early check-in or late check-out is subject to availability and must be requested in advance.
  • Guests must present a valid government-issued photo ID at check-in (Aadhaar, Passport, Driving Licence, etc.).
  • All guests staying at the property must be registered at check-in, including children.

📌  Failure to check out on time may result in an additional charge for a half-day or full-day stay.

Occupancy & Guest Policy

  • Each accommodation has a defined maximum occupancy. Exceeding this limit is not permitted.
  • Day visitors (non-staying guests) are not allowed without prior approval from management.
  • Guests are responsible for the behaviour of all members of their group, including children.
  • Subletting or re-letting the accommodation to third parties is strictly prohibited.
  • For bookings consisting of bachelors or colleague groups, a refundable security deposit (20% of the stay amount) will be required at the time of check-in. The deposit will be fully refunded at check-out after inspection, provided there is no damage to property, excessive noise or violation of house rules. Management reserves the right to deduct from the deposit if any rules are breached.
  • We have separate accommodation for drivers. Please reach out to us in advance in case you are accompanied by a driver.

Children’s Policy

  • Children up to 5 years: Free, sharing existing bedding with parents. Max 2 children in the Villa or Saltbox over and above the standard occupancy. Only 1 child shall be accommodated in the Modroom. Children above 5 years are counted in the room’s total occupancy.
  • Ages 5–10: ₹500 per night (breakfast included).
  • Above 12 years: Treated as adults — ₹1,200 per night (breakfast included).

Booking, Payments & Confirmation

  • 100% payment is required to confirm your reservation.
  • Rates quoted are valid at the time of enquiry and are subject to change until a booking is confirmed.
  • If you wish to have a GST invoice raised, kindly share the details within 48 hrs of making the payment. Please be informed that we will be unable to provide you any GST invoice post the time limit as mentioned above.
  • All payments should be made via online payment options available on the webside.
  • When booking, it is important to note that the reservation does not automatically grant guests permission to host events or celebrations. Events such as anniversaries, birthdays or any intimate function require additional considerations and planning, which will incur extra charges and fees.

  • Cancellations must be communicated in writing (WhatsApp or email) to be considered valid.
  • The date of written cancellation notice is the date used to calculate refund eligibility.
  • Sea Breeze reserves the right to cancel a booking in exceptional circumstances (natural disasters, force majeure). In such cases, a full refund will be issued.
  • Refund shall be made after deducting the processing charges.
📌  During peak season (school holidays, long weekends, festive periods), a stricter cancellation policy may apply and will be communicated at the time of booking.

Noise, Conduct & Community Respect

  • Quiet hours are observed between 10:00 PM and 7:00 AM.
  • Loud music, parties, or gatherings that disturb other guests or neighbours are strictly prohibited.
  • Guests must maintain respectful conduct towards staff, other guests, and the local community at all times.
  • The use of DJ equipment, speakers, or sound systems at high volume is not permitted.
  • Any form of harassment, discrimination, or threatening behaviour will result in immediate eviction without refund.

Alcohol & Substances

  • Consumption of alcohol is permitted within your accommodation in a responsible and discreet manner. We do not supply/ sell alcohol.
  • Public intoxication or disruptive behaviour due to alcohol will not be tolerated.
  • The use of illegal drugs or substances on the property is strictly prohibited and may be reported to the authorities.
  • Guests are responsible for the safety of minors in their group at all times.

Care of Property & Damages

  • Guests are expected to treat the property, furniture, fixtures, and fittings with care.
  • Any damage caused during the stay must be reported immediately to management.
  • The cost of repairing or replacing damaged items will be charged to the guest responsible.
  • Please do not rearrange or move heavy furniture without prior permission.
  • Do not remove any items (towels, linen, décor, kitchen equipment, etc.) from the property.
  • Lost keys will incur a replacement charge per key.
  • Any lost property, if discovered and found, left behind by guests during a stay will be held for a period of 1 month. While we will make our best efforts to reunite lost property with their owners we accept no responsibility in replacing lost items and encourage guests to ensure they have all their belonging before checking-out.

📌  A walkthrough of the accommodation is conducted at check-out. Guests are encouraged to be present.

Cleanliness & Housekeeping

  • Housekeeping services are provided as per the schedule communicated at check-in.
  • Guests are requested to keep the accommodation reasonably tidy between housekeeping visits.
  • Kindly dispose of waste in the bins provided. Littering on the property or beach is not acceptable.
  • We request all the guests to wrap sanitary pads and diapers properly an dispose off them in the dustbins provided in the room or bathroom. Please do not flush them in the toilet as this can cause plumbing blockages.
  • Outdoor footwear should be left at the entrance to keep interiors clean.
  • We do not have 24 hour room service, but in case of emergency, a mobile number is provided to all guests at the time of check-in which can be reached 24/7. All services (i.e. house keeping, in-room dining) stop at 10 pm.

Beach & Outdoor Areas

  • Guests are encouraged to enjoy the beach responsibly and maintain its cleanliness.
  • Swimming in the sea is at your own risk. Please exercise caution, especially during monsoon season.
  • Open fires, bonfires, or barbecues on the beach or property are not permitted without prior approval.
  • Do not disturb local wildlife, nesting birds, or marine life.
  • Please carry back all waste from beach outings.
  • Around sunset mosquitoes are more active. Please keep doors and windows closed during this time to prevent them from entering.
  • As Sea breeze is in the midst of nature, please be prepared to encounter some harmless wonders of nature who may pop in to say hello like lizards, frogs, beetles etc.
  • It is not advisable to go on the beach after sunset. Please avoid venturing into deep waters at any time for your safety.

Safety & Security

  • Guests are responsible for the security of their belongings. Sea Breeze is not liable for loss or theft of personal items.
  • Please lock your accommodation when leaving and keep keys/access cards safe.
  • In the event of an emergency, contact management immediately. Emergency numbers will be shared at check-in.
  • Tampering with electrical fittings, safety equipment, or fire extinguishers is strictly prohibited.

Smoking Policy

  • Smoking (including cigarettes, bidis, vape and e-cigarettes) is not permitted inside any accommodation.
  • Designated outdoor smoking areas may be available — please check with management.
  • Any evidence of smoking inside the accommodation will result in a deep-cleaning charge.
  • Use of Sheesha/Hookah is strictly prohibited in the entire property and a fine of INR 10,000/- will be levied in the case the guest is found in possession and use of one.

Pets

  • Yes, we welcome pets! A one-time pet charge applies per stay:
  • Sea Breeze Villa — ₹2,000
  • Saltbox Cottage — ₹1,500
  • Modroom Cottage — ₹800

This will be added to your final invoice.

  • Please ensure your pet is supervised and comfortable around other guests.

Swimming pool

  • The pool is open from 9 am to 7 pm. Guest are requested not to use the pool outside operating hours.
  • The pool is strictly for in-house guests of Sea Breeze.
  • Proper swimwear is mandatory. Entry in regular clothes is not allowed.
  • All children must be accompanied by an adult at all times, parents are responsible for the safety of their children.
  • No pets are allowed in the pool.
  • Alcohol is not allowed in the pool area.
  • Do not enter the pool if you are unwell, intoxicated or have open wounds.
  • There is no life guard on duty, guests swim at their own risk.
  • Bath towels are for indoor use only, kindly do not use them at the pool or beach. We provide separate pool & beach towels.

Privacy & Photography

  • You are welcome to photograph and share your stay on social media — we’d love to be tagged!
  • Please be mindful of other guests’ privacy and do not photograph common areas when others are present without their consent.

Management Rights

  • Sea Breeze Guhagar reserves the right to refuse service or request guests to vacate the property in cases of misconduct, policy violations, or behaviour that is harmful to others.
  • In the event of eviction due to guest misconduct, no refund will be issued.
  • Management reserves the right to amend these policies. Guests will be informed of any changes applicable to their booking.

General

  • Consumption of outside food and beverages in the resort premises is strictly prohibited.
  • Any form of professional photography / video is not permitted in the property unless prior permission has been permitted by us in writing. Booking a stay in the resort does not constitute as permission.
  • Use of firecrackers ,using colors etc. is strictly prohibited. Fine will be imposed on any Guest(s) who is found in the act.

Indemnity

  • Guests acknowledge that Sea Breeze Guhagar is a beachside property set in a natural coastal environment. In the event of an injury or medical emergency — including but not limited to incidents involving marine creatures such as jellyfish, sea urchins, or other aquatic life; reptiles or wildlife found in and around the property; beach-related accidents; or any other unforeseen occurrence — the Resort may, at its sole discretion and without any admission of liability, arrange and pay for emergency medical treatment on behalf of the Guest(s). Such assistance shall in no way constitute an admission of liability on the part of the owners of Sea Breeze Guhagar, their associates, staff, employees, or any person connected directly or indirectly with the operation of the Resort. Guests are advised to exercise caution at all times in and around the beach, water, and natural surroundings of the property.
  • Force Majeure & Circumstances Beyond Our Control: Sea Breeze Guhagar shall not be held responsible for any delays, alterations, cancellations, or additional expenses incurred — directly or indirectly — as a result of circumstances beyond our control. These include, but are not limited to: natural calamities or Acts of God, rough sea or adverse coastal weather conditions, high tide warnings or beach closures issued by local authorities, flight or transport cancellations, vehicle or transport breakdowns, illness, political closures, strikes, civil unrest, or any other untoward incident outside the Resort’s reasonable control.

Jurisdiction

  • In the matter of enforcement of any rights or remedies hereunder, in pursuance of these Terms and Conditions, the Courts of Mumbai alone shall have jurisdiction.
